Why You Need a Professional Photographer for Your Listing

How important is it to have a good photographer for your listings? Actually, very, and today I will look at why this is.

It's important to have a good photographer for your listings because showings start online, not at the front door like in the past. Since you need to make a good first impression to buyers, it is critical to use great photography so they don't move on to the next property.

An example of this happened last week when we took over a listing from another agent that had it for 60 days and wasn't getting sold. We re-took the photographs and redid the marketing before re-launching the property. The day after getting it listed, we had a pre-qualified scheduled showing. We got the potential buyers in the door and they loved it. What's interesting is that they mentioned how they had seen it listed with the last agent but didn't do a showing because they thought that the photos didn't make it look good. Even more interesting is that this couple ended up writing an offer the following day and they are already under contract.

Another story comes from about a year ago when I was interviewed for a listing that the owners had already interviewed five other agents before me. They ended up signing the contract with me after I did my presentation. When I asked why, they told me that they had previously researched everybody's listings to see what kind of marketing they did. They ended up choosing me not only because the professional photos we use for our listings tell the story of each house they represent.

With regards to hiring a photographer, we don't hire just anyone. We only work with a select group of photographers all the time so that we have consistency on all our listings. Just like in any other profession, there are amateurs and professionals, and we want to hire the best qualified that will depict the house as closely as possible. We don't want to use Photoshop to alter the photos because we want buyers to see the actual product they will see in person so they're not surprised.
